AI startup says it can create permit-ready blueprints in minutes

Blueprints AI’s second-generation software can take a project description or sketch and produce coordinated plans for a building’s architecture, structural, mechanical, electrical, plumbing, and interior design. When a user changes one part of the design, the system revises the full project and checks it against local building codes. The company says it can generate code-compliant, permit-ready construction blueprints in minutes.

The company is showing the updated software at TechCrunch Disrupt in San Francisco, running October 13 to 15. Early customers were already using it, and founder Al Drams said it would be available to the public that week. The new version also lets users design and revise projects, which the first version did not. Blueprints AI is developing a third version with structural analysis and electrical panel design.

According to Drams and co-founder Coco Cao, the software handles repetitive drafting tasks that take up much of an architect’s day. Drams estimates that architects spend about 80% of their time drafting and 20% designing. “I want to flip that to be 20-80.” His argument is that freeing architects from drafting gives them time to design, which should make better spaces. The co-founders stress that licensed architects are still needed: professionals review and seal the documents before permit submission, and human judgment remains part of the process.

Nearly two decades ago, while studying architecture, Drams wrote his final thesis about software that could generate design documents for school buildings. His parents and grandfather had followed the same profession, but he was more drawn to technology. The technology needed to make his idea work wasn’t available then. OpenAI released ChatGPT, a generative AI chatbot based on large language models (LLMs), in November 2022. Drams recalled, “Then ChatGPT came along,” and his earlier idea began to seem more achievable. Within six months, he launched the Blueprints AI concept.

He earned bachelor’s and master’s degrees in architecture from the University of Tehran and completed two years of Ph.D. coursework in digital design at the European Graduate School in Switzerland. After relocating to the United States, Drams opened Drams Architects in 2018. He obtained a general contractor’s license and added a construction business in 2021.

Drams said building new projects alone felt like limited impact; what excites him about technology is saving the hours and energy people spend doing the same thing over and over. He and Cao met at an AI conference several years ago and brought their skills together to start the company. Cao, a data scientist from Hong Kong, is chief commercial officer and oversees sales and go-to-market strategy.

Drams and Cao incorporated Blueprints AI in Santa Monica in 2025. The company trained its models using eight years of approved drawing sets from Drams’ design and construction firm, which is still operating. Its first-generation software creates architectural construction documents. Depending on the plan, it costs $3,200 to $8,500 per month, and custom pricing is available for enterprises.

Blueprints AI sells to professional architecture, engineering, and design firms, along with developers and real estate owners. The software is currently offered by subscription, and the company may introduce a one-time flat fee for customers using it on a single project. Blueprints AI was chosen for the 2026 Startup Battlefield 200, whose startups exhibit at TechCrunch Disrupt in San Francisco from October 13 to 15.
